General Guidelines:

  • Portfolio or Single Asset loans

  • 30-year loans, fixed for 30 years

  • Interest-only for fixed period

  • Min. FICO: 650

  • Max LTV: Up to 80% (Buy to Rent, Refinance with renter(s) in place)

  • Property Types: SFR, 2-4 units, PUD’s, Townhomes, Condominiums

  • Currently lending NATIONWIDE (Except SD, MN and rural areas)

  • Non-owner occupied only

  • Stabilized rental properties (leased or soon-to-be leased)

  • Up to Three months of Bank statements only / no personal income verification

  • No DTI requirements for borrower
